Services

From initial advice on concept, feasibility and design; through to submission, project management and negotiation of your application with local authorities and other stakeholders to successful conclusions. Take the stress out of your development.

Homeowner Planning

One of the most difficult things for many homeowners is understanding exactly what requires planning permission. There are many low cost permitted development rights that allow a range of works without requiring full planning permission. However if for example you own a listed building or a home within a conservation area then there may be additional requirements and consents. We provide quick low-cost expert advice on the most cost-efficient and simple plan for your needs.

With inhouse independent architectural, planning and surveying expertise we can provide an end-to-end solution to meet your needs without the high costs of a larger planning consultancy.

Planning Advice

The planning system has become increasingly complex, political and legalistic over the last 50 years. Even simple projects can be easily derailed by lacking the correct documents or saying the wrong thing at the wrong time.

As a Chartered Town Planner, Tom keeps up to date with the latest legal and procedural changes to ensure your application is robust. He has a deep understanding and experience of all the potential challenges and opportunities that adopted policy and legislation provides. He can therefore advise on the opportunities and constraints on your site, and the key requirements you will need to achieve a successful planning consent first time.

Financial Viability Assessment

Viability assessments of a project’s costs, values and potential return are required for any scheme that triggers an affordable housing or s106 contribution request. These are generally triggered for schemes of over 10 dwellings; however many areas now require a submission for any development over 1 new dwelling. Tom has over a decade of experience in successful viability assessment and negotiating contributions with local authorities.

Viability assessment, or development appraisal, can also be a useful tool to determine the most valuable option for your property or scheme. Tom can provide quick and cost-efficient advice to help you maximise the efficiency and value of your scheme.

Fees start from £500 depending on the project. All fee quotes are budget estimates, therefore if less time is spent then less time is charged; however no charges will be made above the level quoted unless a new fee quote is agreed.

Local expertise you can trust
